Boilermate niggle

17th September 2005

A couple of times in the last couple of weeks, we had no hot water, either for the shower or to the sinks. The first time it happened we called out a boiler repair company, as we also needed the Glow-worm boiler serviced anyway. The chap who came ran all the Boilermate diagnostics and could find no fault, and by the time he came the hot water was working fine. The conclusion was that a sensor in the Boilermate was failing, and that we should wait for a total failure before calling him out again, to avoid wasting call-out fees. Because of the way the hot water returned, in surges, I had a suspicion that it may actually be the pump.

When the problem resurfaced, I looked at the pumps and managed to get hot water immediately by turning the heat exchange pump to full (from medium), so I got out the manual. Guess what. That pump is supposed to be on full speed. So, another thing that wasn’t done right during installation. Sigh.

The hot water has been fine for about a week now.

    It’s suprising to know that so many people are having similar problems with there hot water supply and yet Gledhill can not provide after sales service. Very, very bad customer focus. Following your advice, I have visited the Parts Center website and they do not recognise the inputs of “PHE return temperature sensor” & “DHW sensor”. Am I doing something wrong here, Please advice.

    I like many readers of this blog, am experiencing hot water supply problems with the boilermate 2000 system installed in the house we’ve recently bought.

    Occasionally – about once a week – the shower runs cold. I’m guessing we have a sensor problem and will investigate.

    This is the same problem that I had, and it ended up being one of the sensors. If you look in the manual you will find which button cycles between the sensor readings. If one is reading “Er”, 85 or 99 then it is probably faulty and needs changing. Try running some hot water while checking the readings, as it is more likely to show if there is a problem.

    I don’t believe the water pressure story at all, the hot and cold feeds both run off the rising main so if the pressure falls then both feeds would back off, so the water would stop – not cycle between hot and cold.

    It is worth having a thermostatically controlled mixer on the shower to steady out any fluctuations on the pressures on the hot and cold sides.

We have hot water but no heating, the system must be about 14/15 years old and the control panel on the water tank has scrambled numbers, meaning you can’t control it! Every now and then it teases you by popping up with ‘on’ on the display, and the heating comes on, only to scramble again within a couple of hours. I live in Colchester and was wondering if you knew of a good plumber who is familiar with these systems. Thanks

    I have a very similar issue with my Gledhill Boilermate 2000, which appears to be running hot then cold, warm, cold and so on. It worked perfectly for about two years then this problem appeared. Now it only very rarely puts out hot water without going cold. I would be very keen to hear about a definite fix for this problem. Like others, I have found it very difficult to get a plumber who knows anything about this unit (in Lincolnshire).

    Everything is now working fine. We have one cold pulse shortly after the hot water starts to flow, and then it settles down to constant hot water. Its great.

    The problem was the PHE return temperature sensor, and it costs less than £20. Fitting is a little awkward, but not a big deal really – Gledhills help line will tell a plumber how to change it (they are very helpful if they think you are a plumber).

    There are a bunch of manuals here, but they look like either sales brochures or servicing and installation manuals.

    There is a very brief set of user instructions in a pocket on the front of my Boilermate, but it is more of a sales guide than a manual. The basic points are:

    • Leave your boiler on at full temperature all the time.
    • Use the clock on the front of the Boilermate to control when heating is on.
    • Use the thermostat to control the heating.

    If you still want a copy, send me your details and I will photocopy and send you the guide.

    I have a boilermate 3, and it is about 6yrs old, i do not have any manual as the previous owners of the house left none. I have lost all heating and hot water when the system is turned on ? When i change it to overide i have heating but still no hot water. A plumber came out to have a look and said it was the pump, so i bouhgt a new pump and fitted it (even though the old pump was fine)but i still have no hot water or heating (when system not overridden).     If you go to gledhills website you are able to download the complete user manual for this thermal store including all the installation, service abd fault finding data. There appears to be common faults with these units mainly on hot water and in my experience this is more commonly thsn not down to the DHW sensor. If hot water fails completely you can put a permanet live to your DHW pump, on opening the hot tap you get hot water proving that the pump and heat exchanger are ok.Thus the first item to replace is the sensor if this then fails to resolve the problem the ACB is to blame.

    I had a shower this morning, towards the end of it the water ran cold. I checked the BoilerMate 2000 to find the green LED on the front wasn’t lit and the boiler was cold.

    The central heating came on 15 mins after (as timed)but there was still no hot water. After half an hour of the central heating the water was hot, but when my wife had a shower the radiators went cold.

    15 mins later the radiators became hot again and the heating has been on all day now. The Boilermate is warm, the pipes rising out of the top to the loft cistern are hot but eh green LED is still not lit.

    I wonder if this is the same problem as the other posts – but no one else has mentioned the LED being out.

    I’ve just bought a new house with a Gledhill Boilermate 2000, and it’s forever going hot/cold when using one of the showers in the house. the installation people told me that it could be changes in water pressure caused by other users on the estate, but this seem a poor explanation to me. It also seems very expensive to run in comparison to the conventional system in my last house – my energy costs have risen by 50%. Anyone else having similar problems?

    The Parts Center Online site isn’t very novice friendly, if you look in the Boilermate manual you can find a list of parts. Searching by Gledhills part number (GT153) finds a “GLEDHILL GT153 GULFSTREAM HOT WTR SENSOR” which is the right part – a little dearer than when I last bought one though.

They are one of the installers that the builders use, and seem to know the systems well. They got mine going again within 30 minutes diagnosing and replacing a faulty sensor. I had 4 other plumbers before them, all of which were totally clueless.

    Hi Clive,

    I didn’t need to fix the pump, as it was working fine. It’s just the crazy installers didn’t read the Boilermate manual and had set it to medium speed instead of top speed. This meant the system wasn’t operating as efficiently as it should.

    Saying that, the problem started again a couple of weeks later, and I was getting quite annoyed! Then we had a power cut, and the hot water “pulsing” problem went away again. The Boilermate manual says that the system self-calibrates when it is powered on, so maybe power-cycling the Boilermate system will help you.

    My experiences with the Boilermate have been quite limited, as a sometimes frustrated user not as a support engineer!

    My Boilermate doesn’t have an override switch for the heating, and only has a thermostat, so I can’t really relate to your problem.

Reason I ask is it sounds like a progression similar to my own and I am trying to track down the solution or a good plumber who knows about these systems in the North West.     I hope you can be of some help to me. I think I would get more sense from here than from a general plummer by the looks of most of these comments. I have just bought a house that has a Boilermate 2000 system installed, the heating works fine on normal operation but the domestic hot water from the tap or shower is always cold on Normal operation mode. As I read up on it it seems the hot water should always be hot. I have had a look inside the system and using the manual gone through the fault finding process with the led’s and the digital display, non of the sensors show a fault. The T2 reading (Plate Heat Exchange) however is always very low, about 13 degrees, all other temperatures look ok. When I turn a hot water tap on, the bar on the digital display for DHW (Domestic Hot Water) comes on along with the DHW pump for only 2 or 3 seconds then both the pump and the digital bar turn off, even though the hot tap is still running. Any advice you could give me would be a great help. Thanks

    No wonder they’ve replaced this model – I too have had numerous problems over the last 5 years with my boilermate (as have 3 of my neighbours!) It is a periodic problem that starts as an intermitent fault and then gets gradually worse. It’s always the sensors – just to let you know mine got covered in scale as we live in a hard water area which apparantly makes them fail quicker (although my next door neighbour had a water softener and only got an extra year out of it). I can’t believe that Gledhill still haven’t got a list of authorised repairers covering all areas especially as mine has now gone FOR THE 3RD time!!!!! My advice would be to contact the installers not a local plumber.

    I have not had any issues as such with my Gledhill Boilermate 2000 except for an astronomical rise in my gas bills. In a four month period I have used 1560 units of gas compared to my friend in a similar size house who has used 600 in the same period. I’m afraid to put my heating on as it uses nearly 5m3 an hour!

I had problems with the sensor on my Boilermate 2000 with intermittent hot water (similar to other experiences here) and heard of this company that way. I think Gledhill have an agent in Scotland but I don’t know who, and the don’t seem to want to know you if you are not a plumber! Being so short of time (and lazy) I fixed it by switching to electrical back up using the “Switch” control on the front of the unit its self, running tap for a short while and then returning it to nominal working mode. The worst thing is I’m a plumber my self! This was and still is the first I have ever seen of these units (no wonder they are not widely installed if they are so unreliable). Has any one sent Gledhill a link to this forum, it might make them pull their fingers out and give better after sales service and even look into this fault. Then again it more likly won’t!

I had the same problems with plumbers not knowing about the system. Does anyone know a reliable plumber who knows this system?

    I have experienced hot then cold showers, the bath is impossible to fill with hot water unless the flow rate on the tap is turned down to almost a trickle the boilermate 2000 has become my nemesis. Plumbers dont want to know and still charge for coming out and giving you the standard sharp intake of breath.
    However on a more positive note I have a bit of plumbing knowledge and by reading the blogs on this site I ventured beyond the front panel armed with the manual and tried to find the problem. So far I have changed the GT153 DHW sensor, this has made a bit of a difference but I think I will be changing the return sensor and the plate heat exchanger to see if this works. If it doesnt then I dont know what? However spending about £150 and fitting them myself has got to be better than another sharp intake of breath from a plumber that cant do it and charging me £100 for coming to have a look.
    p.s with a little bit of diy knowledge the parts are quite simple to change just remember to part drain the system then when you refill you will need to add more scale inhibitor. If none of the above works I will change the whole system and sell the new parts on ebay. I will let you know how I get on.

    I spoke directly to Gledhill who suggested that the problem may arise from scale bulid up in the PHE this would need replacing if that was the problem and it was recommended replacing the sensors at the same time.

    1. The temperature on the boiler must be set to maximum
    2. The mixer value next to the Boilermate needed adjusting ie turn clockwise to reduce hot water temperature or visa-versa

    It seems odd that the boiler temperature has to be set to maximum, but if that’s not done the Boilermate thinks that the water is not hot enough, hence the pump keeps going all the time!

    Hope this helps anyone with similar problems

    Hi! I’m back, under two years later. Last time, I finally got it fixed by a Gledhill engineer, after making a nuisance of myself with the builder (Persimmon Homes) even though the house was out of the warranty period. They just wanted rid of me, thankfully, so got the job done. Just for interest’s sake, I made a fuss of my belief that the warranty on a hot water system should last a darned sight longer than two years. Sadly, Gledhill (and Persimmon) believe it should only be one!

    It is worth noting that the Gledhill engineer didn’t bother to run any diagnostics because he knew exactly what was wrong with it before he even arrived. He changed ALL THREE sensors because if you only change one you can bet another will go soon afterwards and he (almost) instantly achieved success…for nearly two years.

    Why, oh why, oh why, didn’t I watch him doing it??

    The fault has recurred, I know what needs changing, I can get the parts, I am reasonably competent at DIY tasks but where do I start? Presumably I isolate the boiler and the the boilermate from the electrical supply and turn off the mains water first? I know that I need to empty or part empty the boilermate but where from? Where is the outlet? Do I need to let it cool down first? Where are the sensors actually housed within the unit? What do I need to remove to get there, if anything? Does it refill with water by itself when I switch the mains water back on?

    Please help if you can. I’m sure everybody who has posted here or will read this blog in future would appreciate it. Oh, and thanks to David for having the foresight to blog on the subject.

    I have a boilermate 2000 and a house which is 5 years old. For 2 weeks now I haven’t had any central heating and only get hot water if I re-set the boiler. (the boiler thinks it has got to optium temp and as a safety devices switches itself off). The store temp on the Boliermate never gets above 59 degrees & I’m told for the centreal heating to work it has to reach 61 degrees. The third neon light was intermitently flashing and then went out altogether.

    I have had 3 different sets of people over the last 2 weeks and no one knows how to fix it, they are all clueless and stabbing in the dark. (2 independant and one recommened by Gledhill, all of which have I have paid!). We have changed the sensor, pump, had the boiler serviced and drained the system, putting through a cleaning solution. You can hear air in the system and after re-setting the boiler it sounds like a washing machine!

    Can anyone help me with any advise or know of someone who can in the Buckinghamshire area?

    i have been out to several of these boilermates not the best of names as they tend neither to be boilers or mates as for gledhills they will take no notice of any thing printed here as they dont even answer phone calls from us .the clue is in the fact the only sell there products in the uk other countries have better consumerlaw than us so most suppliers to the uk dont give **** .by the way dont call a plumber unless you want a tap fitting call a heating engineer now the good part before replacing any thing check your header tank to make sure you have enough water in the system as running dry usually burns pumps out .if you need a manual go to gledhills site to download a pdf file this at least will tell you how the system supposed to work and most good engineers will listen to input even if you are not in the trade i still dont get it right

    Hi, feel better in a way that not only person suffering problems with boilermate 2000. My problem is that i have boiling hot water from taps even though when i turn on another tap you can see it loose so much pressure. this itself isn’t too much of a problem, but when in one of showers which dont get that hot anyway, if you turn a hot tap on anywhere in house you loose hot water from shower. Spoke to Gledhill and they said that you should not notice to much change in temperature so they said it would probably be heat exchange blocked with scale from hard water stopping enough flow heating up. I spent £100 on part and £75 on labour and still same problem. Can anyone help me. Please

    Like many of the comments i moved into a new house fitted with a Boilermate 2 (i assume the “2” is the length of time it lasts (2 Years)) which has now done the no hot water trick. The first plumber (MG Heating) came out, told me he know nothing about these systems (despite the office telling me they knew all about them!) and as above the hot water behaved, concluded there wasn’t a problem (and £50 for 15 minutes work – thanks). A second plumber (Jamie Currie) had a look and diagnosed failed sensors but couldn’t narrow down to the input or output sensor (and he offered to replace the pair of them in a single visit – because he needs to drain off half the tank – and he even suggested i get the parts as it would be cheaper!). Got the parts from “Keeptheheatingon.com”. Just waiting for him to fit in the fitting of these and hopefully we can stop using the Hot Water switch on the front panel whenever we need hot water!.....that will be wonderful.
    Never had this hasslew ith the valiant combi at my old haouse though….and it didn’t use up a cupboard for the boiler and one for a tank.

    Previous to this the thermostat had to be turned up to full to even get water that resembled hot. Since these parts have bneen replaced, the water is a lot hotter, but the pump just will not shut off. If I turn the speed down, the heating performance suffers drastically. It has got to the point where the pump has to be turned down to allow us to sleep at night

    Help, Does anyone have any ideas!!

    Sounds like a sensor problem, may the the PHE return sensor? Get whoever comes to service it to ring Gledhills support number which is clearly listed in the user manual. They will only talk to heating engineers, and the service is for exactly this sort of circumstance.

    These boiler mates are very troublesome i have an up to date knowledge of them being a self employed Plumber and Heating Engineer, the plate heat exchangers will scale up in hard water areas and should be replaced when problems occur, the sensors are also very troublesome, if anyone in the Hull area needs an engineer i will be able to help you out, or if you are completely fed up of it i can replace it with a suitable reliable combi boiler.

    I have a boilermate 2000 approx 3 years old (installed in new build). My tenant has reported no hot water and no heating. As he is a photocopier engineer he removed the casing and took a peek inside and noticed no lights on the led display, which prompted him to check the internal fuse which had blown. He replaced said fuse, which immediately blew again. Anyone had a similar experience or have any ideas on what’s causing the fault?

    Hi, I had the same problem, it was a sensor and only took the plumber a few mins to fix. It has been fine for 2 years since it was done but has just started to do the same thing again, either the sensors are not very reliable or it’s the other sensor. The part is Stock Code GT153 Gas council No E26 024. The plumber changed mine under warrentee but he said they where a cheep part. A plumber that is not familar with this system will miss daiagnose the fault and want to change pumps and heat exchangers which are very expensive.

I know this sounds stupid but does it mean the temperature knob should be set to maximum. I have now done this, as also the green light stayed on continuously. I did ask the British Gas engineer if this was correct and he said not to worry about it. I havent had my first gas bill yet and so am dreading it.

    Having found this site, decided to have a go and fix the common problem of hot/warm/cold water problem from the showers and taps on my 5 year old boilermate 2000. Ordered the PHE & DHW sensor (GT153 × 2) and plate heat exchanger (GT017) from www.keeptheheaton.com, these items appear the common problem with this fault, so decided to replace all 3 in one go, cost around £150.00.
    Switch off electric to boilermate, turn off water supply at mains stopcock, suitable lengh of hosepipe to drain boilermate to outside of house. Drain boilermate from outlet under hot water pump(right one of the 3) using said hosepipe, I used this outlet as could not turn valve on pump. It does take forever to drain the tank(30 minutes plus) and the water can be hot, when drained retighten plug. Next change items, heat exchanger has 4 pipes to it with large nuts, make sure you have spanner or adjustable to fit. Undo nuts, remove heat exchanger, fit new one, make sure seals are in place on end of pipes and tighten. Now replace sensors, make a diagram of wiring so you know what goes where, pull the plug from the ACB board and remove wires, one sensor at a time, to do this insert a very small screwdriver in hole above wires to press down spring clip, this releases the wire. Put a little ptfe tape on new sensors before screwing in (helps tp seal them). When you have replaced sensors, make sure wiring is not rubbing on any pipes ect. Remove screw cap from top of cold feed/expansion pipe at rear top of boilermate, this allows air out of boiler when you turn the mains water back on. Turn on the mains water and boiler will start to fill, again takes forever, check for leaks. When boiler full, water will come out of top of expansion pipe, refit cap. Turn on electricty wait for water to heat up and in my case problem solved. Take your time, common sense and a little bit of DIY knowledge and its an easy job, but do not blame me if it does go horribly wrong, this info is just a guide, best of luck John.

I am furious as plumbers all agree it was probably incorrectly installed but Persimmon won’t accept any liability… Anyway had a quote for a new boilermate (£2800!) but am reluctant to go down that path again! A different heating engineer quoted £2900 + VAT for an Albion Heat store system. Both seem expensive when you don’t even get a new boiler for that. We have a 3 storey 6 bed, 2 bath + 1 ensuite house so I’m concerned that a combi boiler wouldn’t be sufficient. Any suggestions?? Many Thanks!

For a while now the system has been emitting a buzzing / rattling noise intermittently, which has become more frequent in recent weeks.     There are 2 problems that seem to appear on this system. The first, as everyone seems to know now, is the gt153 sensor. This controls the domestic hot water temperature.

    The second problem is the central heating staying on. This is controlled by the 3 way port actuator. On my system this is the SUNVIC SD2701 but this can be replced with the DANFOSS RANDALL HSA3 actuator, the LANDIS & GYR SK3, or the POTTERTON PMV3 actuator. This is held onto the valve by 2 screws and can easily be changed. Isolate the system electrically and follow the wires back to the circuit board. Disconnect them and replace with the wiring from the new valve. Fit the new actuactor to the 3 way valve with the 2 screws. Box up and switch on.

Bolier is turned up to max and the thermal store temp sensor reports that the T_On temperature (74 degrees) is reached, just. I don’t understand why the boiler burn is stopped if the store on temp is only just met, and how it can replace 5 minutes heat loss in a 30 second firing. T_Off is 77 degrees and I’ve never see the store temp reach it.

    If anyone has any idea that would be great, like most people reporting here I’m having trouble finding a heating engineer that’s willing to touch the system.

    I have moved into this house 18 months ago, the house was built by persimmon homes in 2003 and it seems that most houses if not all have these heating systems put in.
    There must have been a batch sold cheaply or had a great discount. I am trying to find out about persimmon homes and glenhill, I have been told that the boilers the glowworm were sold with defective circuit boards, is there any way that I can start to stir it for the companies, I feel that the companies knew about the circuit boards but nothing was done.

I don’t need hot water/heating all day, every day if I’m not even there to use it and to cap it all I get a gas bill for the summer quarter of nearly £900!!

    Hi Dave/everyone, been reading through the previous posts and by the look of it, many temperature faults seem to be rectified by replacing the thermistors in the boilermate unit. I have a simular problem in that i can’t get any hot water from my taps, and im pretty sure that it’s an input problem as when opening a hot tap the indicator on the 7 seg, doesnt display a dash on the left asking the pump to switch on …. I will be changing the DHW sensor to try and cure that.

    however my boiler return pump runs constantly day and night even though heating and hotwater is not burning or required, obviously this is’nt right, could this be another thermistor fault??

    Firstly check in the loft to see if there is any water in the expansion tank if not you may need to replace the ball valve and fill the system with water, ontop of the boilermate is a valve undo this to release any air.
    If none of these work it may be cheaper to have the whole system replaced.
    Also on Davids other blog page I have written an extensive account of how this system works and armed with a little knowledge you can replace bits quite easily. It may save you hundreds of pounds in call out charges.
    Failing that get in touch with the people that you bought the property off and get them to sort it out.

    Hot water problems with this system normally indicate that the plate heat exchanger is furred up with limescale.
    If you are capable of having a go yourself then you will need to purchase a new one and I would suggest buying the 2 sensors aswell. However this is not advisable if you dont understand the system. I have explained the system in depth on Davids other blog site.

We recently had a control panel replaced to sort out another issue and the engineer said that the smell could have been the old panel burning out. However this is now replaced and the smell continues. Any clues?
